Exclusive Leather-Inspired Condo Debuts For $8.7 Million On Miami’s Fisher Island

Leather isn’t universally acceptable. Bloated Elvis in white leather, no. The 1968 Comeback Special Elvis in black leather, yes. But leather looks good on everything Poltrona Frau touches—luxury cars, mega-yachts, private jets, grand hotels, performance halls, furniture, high-end residences, you name it.

The go-to Italian leather designer for Ferrari, Porsche and Maserati car upholstery, debuts its first U.S. residential interior design at Palazzo Della Luna, the newest luxury residential building on Fisher Island, Miami’s exclusive private island community.

Palazzo Della Luna is an award-winning 10-story boutique building designed by architect Kobi Karp and built by ASR Construction. Completed in 2017, it houses 50 waterfront residences that pay homage to the island’s century-old Vanderbilt heritage.

Poltrona Frau was founded in 1912. By the 1920s, the firm’s products were status symbols, as the official supplier of the Italian Royal Family. In 1984, the high-end company launched its Italian-made bespoke interiors department, designing for yachts, trains, helicopters, travel lounges and airlines. It has since collaborated with more than 200 architects, designers and automakers.

The $8.7 million turnkey Poltrona Frau residence evokes the same refined elegance, power and Italian craftsmanship as those coveted sports cars. A test drive inside reveals contemporary sophistication that appeals to Miami’s large population of international buyers and car aficionados.

The fourth-floor condo boasts 3,807 square feet of interior space that’s as meticulously crafted as a Maserati Quattroporte. The residence offers three bedrooms and three-and-a-half bathrooms.

The home features light wood flooring, custom millwork, and natural tones which blend with fine Italian leather furniture that exudes sumptuous textures and that new-car aroma (described as a “rich olfactory”) which attracts refined buyers. This is not by accident.

Natural light flows into the residences via floor-to-ceiling glass sliding doors leading to a 1,729-square-foot wrap-around terrace with panoramic views of the Atlantic Ocean, bay, South Beach, downtown Miami, and tropical island surroundings.

The contemporary residence has a spacious, open floor plan with high ceilings and private elevator entry. Upon entering, a foyer leads to a library lounge with a striking Jean-Marie Massaud-designed matte-black-oak Lloyd bookcase—a centerpiece accented with saddle Camello leather and bright orange shelves. An elegant dining room features a round Calcutta marble table and Soffi chandelier glass blown by Venetian artisans.

Overlooking the terrace, the airy living room infuses a cream-colored palette—most elegantly via Poltrona Frau’s “Let It Be” sectional couch and matching pouf ottoman. The spacious family room has an “Isidoro” bar cabinet lined with saddle leather, reminiscent of Hollywood’s Golden Age. Both rooms are primed for entertaining.

Bedroom dressers and bedside tables are meticulously crafted via Pelle Frau and saddle leather, topped in Canaletto walnut and Calcutta marble. The master bedroom is formalized with a “Jobs Executive Desk” in tobacco oak, paired with a “Ginger” desk chair for an ideal study.

Overlooking the tropical grounds outside, the room’s corner holds a “Lepli” twill fabric pouf chair and saddle leather “Nivola Love Seat.” A “Brera” bench sits at the foot of the king-size “Suzie Wong” bed of Panna Pelle Frau leather.

Two guests rooms pop with soft hues and bursts of blue, reminders of ocean views just off accessible terraces. One guest room features a king-size bed with Poltrona Frau’s “Fidelio” nightstand and console in Camello saddle leather, while the other boasts an “Aurora” queen bed with an upholstered headboard.

Every Palazzo Della Luna residence includes custom Lualdi doors, BOFFI kitchens, custom “Fisher Island” soaking tubs, and Margraf statuary book-matched marble in honed and bamboo finishes.

This includes multi-lingual concierge services, valet parking, a waterfront lobby lounge, beauty salon, massage suites, media room, fitness center, and Kidville-branded playroom.

Residents also share select amenities with Palazzo Del Sol, like infinity-edge pools, pool bar, poolside cabanas, spa cabanas, sauna, steam and shower, and expansive pool terraces.

Fisher Island is a 216-acre private island, accessible only by private yacht or ferry from downtown Miami and Miami Beach. The Fisher Island Club also provides access to the oceanfront Beach Club, Vanderbilt Mansion, a nine-hole golf course designed by P.B. Dye), tennis center, and two private deep-water marinas.
